A Generali building obtains the Platinum-level LEED certification

Energetic and environmental sustainability and quest for housing quality and innovation

The via Chiese building in Milan (Italy) owned by Generali Group received Platinum-level Leadership in Energy and Environmental Design (LEED) certification. The property built in the first 80s was the subject of a radical restructuring and transformation. The intervention concerned the requalification of about 15.000 square metres, spread over eight above-ground office floors in addition to a basement. RINA assisted the estate as a technical advisor in the obtaining of LEED certification.

To this day, in Italy there are 26 buildings that reached the maximum level of LEED certification. LEED is the most important and renowned certification protocol of building sustainability internationally, today acknowledged by all the real estate professionals. The whole working group, Generali Real Estate Project Manager, the engineering team, RINA team, the Work Supervision and the construction company worked in concert and operated efficiently and optimally from the first stage of the intervention. RINA team, particularly together with Generali Project Manager, identified and developed the strategy and the path to the certification, from concept, to engineering, to construction and to management.

The renovation work performed by Generali Real Estate concerned the complete renovation of the housing, of the installations, of the facilities, of the distribution, and of the services, in order to enhance the housing stock, to give a new image to the building and to redevelop the relationship between the property and the surrounding area. Precisely because of these reasons, the intervention was born right away in terms of energetic-environmental sustainability by integrating, in the construction and engineering phases, LEED certification principles.

From an environmental sustainability point of view, the efforts were mainly focused on the issues relating to:
- maximisation of the building energy performance;
- enhancement of alternative transport modes;
- reduction of the ‘heat island’ effect;
- reduction of the water consumption;
- search for environmentally friendly recyclable materials for;
- search for environmentally friendly materials for VOC emissions;
- search for a layout maximizing internal comfort of the occupants.
